Memories in paint
Commissions
Some places hold a piece of your story. The restaurant where everything changed. The building where you walked across the stage. The corner of the world that has always felt like yours.
I paint those places for you. Send me a photo of a building or location that means something, and I'll hand-paint it in watercolor: soft, luminous, and full of atmosphere. Not printed, not mass-produced. Just one painting, made specifically for you, carrying the feeling of a place that matters.
If that's something you've been wanting, I'd love to make it with you. Here's how it works.
How It Works-
Tell me about the place and send a few reference photos. The more, the better: different angles, different light, a detail you love. If you don't have great photos, we'll figure it out together.
-
Size, composition, what to emphasize, any specific feeling you're after. I'll send a quote and, once you're happy, an invoice for the deposit.
-
Before any paint, you'll see a rough composition so we're aligned on framing and what's included. This is the moment to adjust, and one round of revisions is built in here.
-
This is the quiet part. I'll share a progress photo or two along the way, but I don't paint by committee. Once the sketch is approved, I trust the piece to come together.
-
You'll see the finished painting. Once you approve it, the remaining balance is due.
-
Carefully packaged and tracked. Then it's yours. If local, we can arrange a meetup.
What to Expect❋ What I CreateCustom watercolor paintings of buildings, homes, and meaningful places, worked from your photographs and the story behind them. I lean toward atmosphere over architectural exactness: light, weather, the feeling of a place at a particular hour. If you want something looser and more evocative rather than literal, we'll be a good fit.
I take a limited number of commissions at a time, so each one gets real attention.
❋ Deposit & paymentA 50% deposit reserves your spot in my queue and covers materials and the design work that goes in before the first brushstroke. It's non-refundable, since a commission is made specifically for you and can't be resold the way other work can.
The remaining 50% is due after you approve the finished painting and before it ships.
❋ RevisionsOne round of revisions is included at the sketch stage, which is the right time to change composition, framing, or what's included, before paint is committed.
Once painting is underway, small adjustments are usually fine, but significant changes to the concept may require a new quote. I'll always be upfront if something crosses that line.
Ready to start?
Send me a note at miawagnercreates@gmail.com with the place you have in mind and a few photos. I read every message myself, and I'll get back to you within two or three days.
I'm looking forward to hearing about it!
❋ Collaborative EnergyConnection is a core part of the process. You’ll learn just as much from the group as from the content itself.
❋ TimelineMost commissions take three to five weeks from approved sketch to completion, depending on size and my current queue. I'll give you a realistic estimate up front. If you need it by a specific date (a gift, an anniversary), tell me early and I'll let you know honestly whether it's possible.
❋ Shipping & CareOriginals ship flat, protected between rigid boards in a waterproof sleeve, fully tracked and insured. Shipping is calculated based on size and destination, and I'm happy to ship internationally.
Watercolors are light-sensitive, so I recommend framing behind UV-protective glass and keeping the piece out of direct sunlight. It'll hold its color beautifully for a lifetime when cared for.
❋ A note on rightsYou're purchasing the original painting for your own enjoyment. I retain copyright and the right to share images of the work in my portfolio and online. If you'd like print or reproduction rights, just ask, and we can arrange that separately.
Hold onto the places that hold you.
